Urban regeneration

JBPA were the lead consultant providing planning, environmental and development advice in respect of proposals to retain the front façade of a locally interesting building and create a unique mixed use development. The proposals comprised 83 residential apartments, 1,500 sqm of commercial floor space, roof garden and green roof. JBPA worked with a wide range of technical consultants in order to successfully secure an officer’s recommendation of approval. JBPA produced the Supporting Planning Statement, the Marketing Strategy, input into marketing evidence/viability appraisal and assisted with negotiations on the Section 106.

The proposals were based around the existing footprint of the large industrial building formerly used as a print works, which meant an internal street was proposed with a glass roof running through the middle of the building. Due to the proposals being located in a highly sustainable location it is a “car-free” development but includes a commitment to provide a two year trial for residents to use the London Street Car scheme.

Due to the cost surrounding the retention of the front wall reduced Section 106 package was agreed. The proposals will act as a catalyst in the area and encourage further regeneration of an industrial location which has been in decline for the last twenty years.
