Urban Extension / Public Inquiry

JB Planning Associates form part of a multi-disciplinary team appointed by Gleeson Strategic Land Ltd and Gladedale Special Projects, charged with bringing forward an urban extension to the north west of Wickford in Essex.

The area lies on the edge of the town centre and is in close proximity to the railway station. The majority of the site is in the Metropolitan Green Belt, with part of the site a designated reserve housing site for future consideration at the next Local Plan Review.

Due to continued delays in the Local Plan and Local Development Framework process the decision was made to make a planning application on the basis the Council could not demonstrate a five-year supply of housing land.

The Practice was the Lead Consultant in preparing the planning application package, which included an Environmental Statement and undertaking a public exhibition.

An outline planning application was submitted for 200 residential units and associated infrastructure on the Reserve Site. After the application was refused by the Local Planning Authority the Practice co-ordinated the relevant technical consultants and was the lead witness at the appeal Inquiry.

The appeal was approved by the Secretary of State and JBPA have been retained to prepare the Reserved Matters and discharge planning conditions. JBPA also continues to be instructed to promote the remainder of the site through the Local Development Framework process.
